WHAT FLOOR SCREED OPTIONS ARE THERE?
Typically, there are two distinct types of floor screed – ‘traditional screed’ which is generally hand or machine finished and ‘flowing screed’ which tend to be more easily placed and finished with dapple bars as they are self smoothing.
Floor screeds tend not to be structural in the main and are used to provide a surface to apply other finishes over, bridging the difference usually between either a structural slab with a void former or insulation, over beam and block, or over underfloor heated pipework.
Screeds are often used for specific reasons:
Typically in retail and commercial applications, a screed is required in new build or shell units prior to fit out, bringing up levels from the developers base slab increasing depths up to finished floor level by around 75mm.
In industrial applications, screeds are usually installed to create falls and envelope falls on existing concrete floors where drainage and stainless steel channel drainage has been installed to allow water to run off floors.
In residential developments, screeds are installed once the main building has been made watertight and the interior build is progressing. Another reason that screed is used in residential developments is that it is a cost effective method of encapsulating and covering piped underfloor heating (UFH).

The Different Types of Bond
- Bonded Floor Screed – Screed can be applied in thinner section than others when bonded. Bonding is usually by either epoxy, polymer or slurry bond. Typically bonded screeds are used in industrial applications where screeds have to be laid thinner at points such as drains when laid to falls. Care should be taken to ensure that surfaces are prepared properly to ensure an adequate mechanical key.
- Unbonded Floor Screed – Screed can be applied unbonded over a 500g or 1200g membrane and is not bonded to the subfloor. Can be used in commercial environments when tenants have to hand back units stripped back to the original in dilapidations.
- Floating Floor Screed – Screed applied over insulation or a void former. Typically applied over insulation where underfloor heating pipework is present. Always using a membrane beneath the insulation or void former, and again over before applying the screed.
