Comparing epoxy resin floor options for a commercial project
Epoxy coatings, self-smoothing floors and screeds are different constructions. This guide helps commercial and industrial clients prepare a specification discussion. Coatings: a finish over a prepared substrate
Water-based coatings and high-build epoxy coatings are options to discuss where the base is suitable. Specify the complete build-up, preparation and intended use. A coating should not be expected to correct major unevenness or underlying movement.
Texture must be considered alongside contamination and cleaning. Describe likely liquids and spills when discussing grip requirements; the word epoxy alone does not establish slip resistance.
Self-smoothing epoxy flooring
Flow-applied epoxy flooring provides a resin wearing surface with a specified thickness and finish. Agree substrate tolerances, repairs and levelling separately. A self-smoothing finish is not a substitute for addressing an unsuitable base.
Aggregate-filled screeds and decorative finishes
Epoxy quartz screeds combine resin and aggregate. The selected aggregate, build-up and sealing influence texture, appearance and maintenance. For a decorative commercial brief, epoxy terrazzo is a separate option to discuss.
Questions to include in your flooring brief
- What pedestrian traffic, vehicles, machinery and point loads will use the area?
- Which cleaning products, chemicals and temperatures will the surface encounter?
- What is the condition of the slab and existing coating?
- Are colour zones, route markings or a particular appearance required?
- How long can the area be closed, and what access is available?
Use the answers to compare systems against product information and your project specification. Where another resin may be more appropriate, discuss it before committing to an epoxy build-up.
Preparation and installation timing
Moisture, contamination, existing finishes, cracks and joints need assessment before work is scoped. Read our resin flooring installation guidance when planning access and sequencing.
Preparation, repairs, application and curing all affect the programme. Pedestrian access, vehicle loading and chemical exposure may have different return-to-use requirements. Confirm these for the selected system and actual conditions; there is no universal 24- or 48-hour handover time.
Colour samples and quotation scope
Provide colour references and review samples. Available colours, matching, sheen and cost depend on the chosen system. Agree appearance and maintenance requirements together.
