Epoxy Floor Painting: A Guide for Commercial Contractors

Specifying epoxy floor painting for a commercial project starts with the operating conditions and the existing floor. Main contractors, facilities teams and specifiers need a clear scope covering preparation, coating specification, access, installation and handover.

Ecoflor works on commercial and industrial projects only. Request a project quotation with your location, approximate area, current floor details and programme.

Define the work the floor must accommodate

Record pedestrian and vehicle traffic, loads, likely spills, cleaning products and temperatures. Identify areas with different requirements, such as production spaces, storage, circulation routes and entrances. Share any client specification before selecting the finish.

Confirm the proposed epoxy system

Ask for the named products, build-up, thickness and finish. A thin coating should not be treated as equivalent to every other resin flooring system. Discuss whether epoxy flooring suits the brief or whether another industrial flooring system needs consideration.

Establish the preparation and repair scope

Provide information about existing coatings, contamination, damage and known moisture issues. Agree what assessment is required and how repairs, joints, edges and transitions will be addressed. Quotations should identify preparation and any assumptions about concealed conditions.

Agree appearance and layout requirements

Confirm colours, texture, markings and the treatment of adjoining finishes. Where appearance is a key acceptance criterion, discuss samples or a trial area and record the agreed reference. Coordinate the floor layout with equipment positions and the wider project drawings.

Specify performance using relevant evidence

Discuss chemical exposure, slip performance and cleaning conditions with the project team. Request supporting information for the selected system and intended use. A general claim such as “chemical resistant” or “non-slip” does not define every operating condition.

Share any client testing, documentation or environmental requirements so they can be considered before the specification is agreed.

Coordinate installation and return to service

Agree access, working areas, adjacent activities and protection of completed work. Confirm the programme for preparation, application and return to the intended traffic and cleaning regime. These timings depend on the specified system and site conditions; a generic curing period should not be used as the project programme.

Compare quotations on a consistent scope

Check that competing proposals cover the same area, preparation, repairs, finish, detailing and access arrangements. Identify exclusions and provisional work. Include maintenance and potential operational disruption in the assessment rather than relying solely on a price per square metre.

Plan handover and aftercare

Request the installed system details, cleaning instructions and any agreed warranty terms. Confirm inspection responsibilities and how defects should be reported. Repairs or recoating should be assessed for compatibility with the installed floor rather than carried out using a generic product or method.
