Commercial Polished Concrete: Comparing Flooring Quotations

Comparing commercial polished concrete with other flooring proposals requires a consistent project brief. The price of the visible finish is only part of the decision: preparation, repairs, access, programme and ongoing care all need to be understood before quotations can be compared fairly.

Ecoflor installs commercial and industrial flooring only. Request a project quotation with your location, approximate area, existing floor details and intended use.

Set the same requirements for each proposal

Provide drawings or measured areas, photographs, expected traffic, equipment loads, spill exposure and cleaning arrangements. Identify any different requirements between rooms or operational zones. State the required completion date and whether work needs to be phased.

Compare named finishes against this brief. “Traditional flooring” can mean tiles, vinyl, timber or other systems with different installation and care requirements; it is not one specification.

Identify the existing-floor assumptions

For polished concrete flooring, ask whether the existing slab can achieve the required finish and what assessment is needed. Record known coatings, contamination, repairs and moisture issues. Confirm how joints, edges, cracks and variations in the concrete will be addressed.

Where another covering or coating is proposed, ask what preparation and base conditions it requires. Make any provisional work or concealed-condition assumptions visible in the quotation.

Use a quotation comparison checklist

  • Preparation: removal of existing finishes, surface preparation and waste arrangements.
  • Repairs: identified defects, proposed treatment and allowances for additional work.
  • Finish: the specified system, appearance, samples and acceptance criteria.
  • Details: edges, joints, thresholds, transitions and protection of adjoining areas.
  • Programme: access, phasing, working hours and return-to-service requirements.
  • Handover: product information, cleaning instructions and agreed warranty terms.

A lower headline price may cover a different scope. Ask for clarification before treating two quotations as equivalent.

Include operating and maintenance costs

Ask for a maintenance plan that suits the specified floor and the premises. Consider cleaning equipment, products, frequency, inspection and potential repairs. Use the same assessment period when comparing options and make assumptions about future work explicit.

Do not assume that polished concrete always costs less to maintain or lasts longer than every alternative. The installed finish, site conditions and how it is used and cared for need to be considered.

Plan disruption and handover

Discuss how preparation and installation will interact with other trades, equipment and daily operations. Agree how completed areas will be protected and when they can accept the intended traffic and cleaning.

Maintenance methods should follow the instructions for the finished system. Generic acid cleaning, abrasion or recoating advice should not be used without checking suitability.

Keep design and environmental requirements explicit

If appearance is a key requirement, agree samples and lighting conditions with the design team. See our commercial flooring design comparison for the questions to address.

If environmental performance is part of procurement, request relevant evidence and consistent comparison assumptions. Our polished concrete refurbishment and sustainability guide covers this separately.

Discuss your commercial flooring scope

Send Ecoflor your postcode, approximate area, photographs, specification and programme. Include access restrictions and operational requirements so the quotation can address the work needed for your premises.
