Self-levelling resin floors for commercial London spaces
Self-smoothing resin flooring can provide a continuous finish for suitable commercial and industrial interiors. This guide explains what to consider when planning a London project, from system choice and base preparation to installation access and maintenance.
Ecoflor undertakes commercial and industrial installations only. Request a project quotation with your postcode, floor area, existing surface and intended use, or explore our London resin flooring service.

What does self-levelling mean?
Flow-applied resin systems are often described as self-levelling or self-smoothing. They form a finish over a suitably prepared base; they do not automatically correct every uneven slab or replace necessary levelling work.
Discuss the required finished levels, transitions, thresholds and surface tolerances before selecting the system. The base condition and specified build-up determine the work needed.

Compare epoxy and polyurethane options
Flow-applied epoxy flooring can be considered for suitable commercial and industrial requirements. Polyurethane systems offer other constructions and finish options. Compare the actual products against the intended use rather than selecting by resin name alone.
Provide traffic, loads, cleaning, spill exposure, temperature and appearance requirements. Texture and grip need to reflect likely wet or contaminated conditions as well as the cleaning method.

Choose the finish for the space
Review colour and finish samples under the intended lighting. Include branding, adjoining materials, entrance conditions and maintenance access in the design brief.
For underfloor heating, confirm compatibility with the complete floor construction, commissioning procedure and operating conditions. Movement joints and junctions must follow the agreed specification.

Preparation and installation planning
Ecoflor assesses existing finishes, moisture, contamination, cracks and levels before agreeing preparation. See our floor preparation guidance for the methods that may be considered.
For a London fit-out or refurbishment, provide delivery and loading arrangements, lift access where relevant, working-hour restrictions and areas that must remain operational. These practical details affect sequencing and the quotation.
The programme must include removal or repairs, application and curing. Reopening times depend on the selected system and conditions, with different requirements possible for pedestrians, vehicles and chemical exposure.

Cleaning and maintenance
Follow the care instructions for the installed finish. Remove grit and spills, use compatible cleaning products and inspect heavily used areas for wear.
Sanding or applying primer is not a general routine cleaning method for a finished resin floor. If damage or wear needs treatment, discuss a compatible repair or refurbishment process with the installer before altering the surface.

Commercial project questions
What affects the cost?
Area, base condition, repairs, levelling, system thickness, finish, detailing and access all influence price. Obtain a quotation for the actual scope, including preparation and installation.
How long will the work take?
Provide your required closure window and reopening date. The installation plan needs to account for every stage and the selected system’s return-to-service requirements.
What environmental information is available?
Ask for product-specific evidence where required, including emissions data or environmental declarations where available. Assess the complete installation and maintenance needs against your project criteria.
